New Plans For ‘Lutterworth East’ After Construction Costs Rocket

New plans have been announced for a massive development near Lutterworth after construction costs more than doubled to over £200m.

Leicestershire County Council secured planning permission two years ago for the ‘Lutterworth East’ scheme across a 550-acre site adjacent to the M1,

It will create 2,750 new homes, 36 acres of business space, over 100 hectares of green space, including protecting Misterton Marshes, schools and around 5,000 new jobs.

The area set for the development

Since the plan was first announced the cost to build-out the development has rocketed due to inflation, rising construction costs and other factors including a stagnant housing market.

As a result the council wants to create the business space first, reduce the amount of affordable housing and develop the site in phases.

Councillor Lee Breckon, cabinet member for finance and corporate resources, spoke to HFM:

 

A planning application for the changes has been submitted to Harborough District Council and if approved work is likely to start on the site next year.
